Agreeing to these terms
These terms cover your use of the Monrovia Concrete website and any estimate, scheduling or work you arrange with us through it. By using the site or booking with us, you agree to them, so please read them before you call or send the form.
When we take on a job, we give you a written estimate or contract for it. If that document says something different from this page, the written agreement for your job wins, because it was written for your house and your project.
What we do
Monrovia Concrete is a concrete contractor in Monrovia, CA. We pour and repair flatwork, which means driveways, patios, sidewalks, garage floors and pool decks, and we also build steps, retaining walls, footings and foundations, along with concrete cutting and foundation raising. You can read more about who we are on our About page, and the full list of services is on our home page.
The service descriptions on this site explain how the work usually goes. They aren't a promise that every method or detail described will fit your job, since that depends on what we find on your property.
Estimates and pricing
We give free in-person estimates, and there's no pressure to book. An estimate is based on what we can see and measure on the day we visit, including the size of the area, access for the truck and crew, how much old concrete comes out and the condition of the ground.
Some things only show up once the old slab is out and the subgrade, the soil the new slab sits on, is exposed. If we find soft ground, buried debris, roots or anything else that changes the work, we'll stop and talk with you before doing extra work or charging for it, and nothing extra is billed without your approval.
An estimate stays good for the period written on it. After that, material and labor costs may have changed, so we may need to update it before scheduling.
Scheduling, weather and cancellation
We schedule your job once you accept the estimate, and we'll give you a start date and a rough idea of how long the work takes. Concrete depends on the weather, so we may move a pour if heat, rain or wind would weaken the finished surface, and we'll let you know as early as we can.
New concrete needs time to cure, the wait while it hardens and gains strength, before it can take foot traffic or a car. We'll tell you when it's safe to walk and drive on your slab, and keeping people, pets and vehicles off it until then is your responsibility, because early use can mark or crack it.
If you need to cancel or reschedule, please call us at (626) 879-0614 as soon as you know. If you cancel after materials have been ordered or delivered, or after work has started, you may owe for those materials and the work already done, as set out in your written agreement.
Payment
Your written estimate or contract sets out how much is due and when, including any deposit and the final payment on completion. We'll walk you through the payment schedule before the job is booked, so you know what to expect.
Payment is due on the dates in your agreement. If a balance goes unpaid, we may pause further work and use the remedies California law allows a contractor to collect what is owed.
Cracks, finishes and our guarantee
Our work is backed by our satisfaction guarantee, and any written warranty for your job will be stated in your contract. If something about the work isn't right, call us and we'll come look at it.
Concrete is a natural material, and some hairline cracking is normal as it dries and the ground moves. We cut control joints, planned grooves that give the slab a place to crack in a straight line, but no contractor can promise a slab will never crack, so small cracks that don't affect how the slab works aren't a defect.
Color, texture and finish can vary from samples, photos and earlier jobs, because each batch and each day's weather is a little different. Our guarantee doesn't cover damage from misuse, heavy loads the slab wasn't built for, harsh deicers or chemicals, poor drainage or grading done by others after we leave, tree roots, earth movement or using the slab before it has cured.
Limits on our liability
Monrovia Concrete is fully licensed and insured, and we're responsible for the work we agree to do. To the extent California law allows, we aren't liable for indirect or follow-on losses, such as lost use of your property, and our total liability on a job won't exceed what you paid us for that job.
We take care around your property, but before the job starts please tell us about buried sprinkler lines, private utility lines, septic parts or anything else underground we can't see. We aren't responsible for damage to hidden items we weren't told about.
Using this website
The information on this site is general and meant to help you understand concrete work. It isn't engineering, legal or permit advice for your property, so check anything that matters to your decision with us during the estimate or with the right office.
The text, photos and design on this site belong to Monrovia Concrete. Please don't copy or reuse them without asking us first.
If we disagree
If you're unhappy with anything, call us first, because most problems get settled faster in a conversation on site than anywhere else. If we can't settle it together, we both agree to try mediation with a neutral person before either of us goes to court.
If a dispute still isn't resolved, it will be heard in the courts of Los Angeles County, California.
California law applies
These terms and any work we do for you are governed by the laws of the State of California. If any part of these terms can't be enforced, the rest still applies.
Changes to these terms
We may update these terms from time to time, and the new version applies once it's posted on this page. A change won't affect a job already covered by a signed estimate or contract unless we both agree to it in writing.
Questions about these terms
